Orlando Melbourne International Airport is home to a world-class business and industrial park that is a major economic contributor to Brevard County and Florida's Space Coast. Already a base of operation for an array of Fortune 500 companies, the Business and Industrial Park is primed for additional development with expansive infrastructure and approved zoning already in place.

The airport currently has an inventory of more than 130 acres of prime office, commercial and mixed-used property, all approved for immediate development with all major infrastructure in place. The parcels, ranging in size from 4 acres to nearly 30 acres, are well-located along major, high-traffic corridors.


Key to the Business and Industrial Park's success is its ideal location at the center of South Brevard's business and high-tech districts and an increasingly large cluster of companies in the aerospace and aviation-manufacturing industries. The Business and Industrial Park is part of a complete, multi-modal transportation network that includes road, rail, air, sea and space access:

  • The airport is at the hub of a four-lane, primary highway network less than five miles from Interstate 95.
  • A Florida East Coast Railway line runs along the airport's eastern boundary.
  • Port Canaveral, 25 miles north of the airport, offers full cargo services, including ocean-going containers. It is the second busiest cruise port in the world.
  • Kennedy Space Center, adjacent to Port Canaveral, is a major center for the nascent commercial space industry.

Foreign Trade Zone

All of Orlando Melbourne International Airport, the Business and Industrial Park, and Florida Tech Research Park is located within Foreign Trade Zone 136, which operates in conjunction with Port Canaveral, facilitating close cooperation between the two major transportation facilities. A Foreign Trade Zone can offer significant savings on duty to companies that actively import or export products. Businesses within FTZ 136 also enjoy a major advantage over their competitors with U.S. Customs located on site to clear shipments and provide assistance.

Parcel Availability

The Business and Industrial Park is spread over 1,380 acres, with 310 acres of runway-accessible property and 280 acres of non-runway sites available for immediate, long-term lease and development. These parcels range in size from 2 acres to more than 80 acres and are designated for industrial or commercial use.


The jewel of the Business and Industrial Park is 37 acres of commercially designated property on the southwest and southeast corners of NASA Boulevard and Airport Boulevard. These parcels offer high visibility, with adjacent development including major retail and lodging. Nearby property also is designated for office space.


More than 35 acres designated for office space are available, primarily along Airport Boulevard. These parcels offer high visibility and traffic volume. Nearby developments include Keiser University and the headquarters of LiveTV, a provider of satellite television programming for the commercial aviation industry.


The airport has 61 acres available for new mixed-use development, including office, commercial and manufacturing. These parcels are located primarily along West NASA Boulevard near Wickham Road. An 11-acre parcel fronts Apollo Boulevard, across from the Melbourne Police Department.

Commercial Aviation

Approximately 150 acres designated for commercial aviation are available, mostly along General Aviation Drive and adjacent to Embraer's new Phenom U.S. Assembly Facility. These parcels offer quick taxiway access and the necessary infrastructure for commercial aviation operations.
